UPDATE for International Travelers:
Mexican immigration authorities (INM) have implemented a pilot project to eliminate the Forma Migratoria Multiple (FMM) in select airports across Mexico. Under the new pilot program, INM stamps the visitor’s passport with the period of authorized stay instead of issuing a paper FMM.
As of the publication of this alert, INM has not yet updated its website to reflect this change in procedures or the pilot program. Please follow the instructions provided by immigration officials and your airline.
U.S. citizens are reminded to carefully review and abide by the period of admission authorized by immigration authorities upon entry. Visitors to Mexico are required to carry their original passport—not a copy—at all times. If you received a paper FMM upon arrival, you are also required to keep that with you, and should be prepared to provide it to immigration authorities when you depart. Visitors not carrying their passport or who remain in Mexico beyond the authorized period may be detained, fined, and/or deported.
Important Legal Update for homeowners, temporary, and permanent residents as of July 1, 2022! (Mexican RFC tax identifier code requirements and you!)

The frequently asked question: “Can a Foreigner own property in Los Cabos?”
is, actually, an easily answered one. Yes, you can! And it’s not hard to do. Because you’re a foreigner, investing in the Baja peninsula will be a bit different than buying on the mainland or, possibly, in the country you currently reside in. This is because the Baja Peninsula is a ‘restricted’ zone. This means property you may be interested in is more than 66 feet away from the mean high tide line. Or, less than 32 miles away from the ocean, and up to 64 miles from international borders. That’s what makes Los Cabos so desirable. Here, in Cabo San Lucas at Land’s End, you’ll find a laidback lifestyle, wonderful sea and ocean vistas, swimmable/surfable beaches and mountains to climb. But, that’s not all you’ll find! We have investment properties of all kinds and prices for sale here, in what many consider ‘paradise’!
