We agree it’s important that, as a seller, you work with an agent you know has your best interests at heart. Someone who knows how to assist in making your property stand out in the sales market. It is also important that you work closely with an MLS associate who adheres to the MLS ethics, policies, and procedures. These exist in order to protect both sellers and buyers. We at Cabo Properties For Sale have numerous sales awards for regional as well as resort zone to back up our claim of “Superior Service”.
I prefer to manage my own property sale!
Of course, you can try to sell your property on your own: it has happened. However, that will require a great deal of patience and determination, as your potential buyer must either find your private listing on the internet themselves or actually have the opportunity to drive through your neighborhood in order to see your “for sale by owner” sign.
Navigating the legal processes required will make it necessary to involve an attorney locally. Keep in mind, attorneys based in the USA are not experts in Mexico property sales, and can actually prolong the closing process by months. You will need a gov’t licensed attorney here in Mexico.
You will also need to hire a closing service for 3rd party escrow. (the Buyer is not going to want to hand you cash that is unmonitored). And, of course, there will be payment of capital gains if your attorney does not also have tax strategy expertise.
What will you need to manage the process on your own?
You’ll need to hire a local Notario in good standing. The Notario is fully capable of handling all documentation requirements on your side of the sale. However, the buyer also has documentation requirements. The availability of which is out of your control. In addition, your sales contract and final documents must be in spanish, requiring a translator. As mentioned previously, you’ll need knowledge of escrow procedures and required disbursements in order to ‘receive’ your agreed upon USD sales monies.
What are the benefits of hiring an agent to represent you?
Using the services of a recognized member in good standing with the local MLS is important. Your listing information will be seen in local magazines, newspapers, multiple websites. Just as important, by the more than 700 buyer’s agents seeking the perfect opportunity for their own visiting clientele.
All legal requirements and documentation are then set up for you through a closing agency. These include escrow disbursements, translation and public registry of the change in title. Yes, there will be fees. Many documents needed for closing can only be acquired by requesting legal copies, and those offices will require fees for those copies. There are numerous closing offices with very good reputations. There, you’ll find a history of tax strategies that are acceptable in lowering capital gains. And those closing officers will already have Notarios they work with at discounted rates.
Where to find the best agent:
If you’re here visiting, don’t be afraid to drop in un-announced. This offers a chance for understanding the agents who work in any office, as well as the broker in charge. Ask direct questions. Take a moment to determine your comfort level in their experience, knowledge, and communication skills. You’ll find local magazines at almost every office in Centro with ads for local brokerages advertising their listings. This can be a very helpful tool in many ways, but providing agent and broker contact info is one you will find extremely helpful.
This is someone you’ll be working very closely with! It should be someone you’re comfortable with, and someone you can trust to focus on their commitment to you.
That, dear future partner, is your Cabo Properties For Sale team!
